Master Chi’s Response: Hello. The Baihua district is quite small, and most buildings there are already 20 to 30 years old. Residential compounds in the area have virtually no parking — some high-rise buildings don’t even have underground garages. The properties are genuinely old, worn down, and irregularly shaped, with no bonus floor area included. That said, Baihua is home to several of Shenzhen’s well-known schools, including some excellent primary schools. And the area has subway station entrances practically everywhere you turn.
From an investment perspective, I would not recommend buying here. Beyond the school district, there is frankly no other value to speak of — and even that school district value is currently being reshaped.

Master Chi’s Response: Leave small-property-right housing to professionals. If you’re a newcomer buying your first home, I strongly advise you to stay away from it.
There is a great deal of policy uncertainty surrounding these properties. The regulations could shift at any time — possibly in a favorable direction, possibly not. But once you put your money in, there’s a real chance it could simply disappear.
